How to refinish hardwood floors

In brief
To refinish a hardwood floor, you sand off the old finish in stages and build a new one in coats. The cut starts coarse, at 36 or 40 grit on a drum sander, then climbs through 60, 80, and 100 grit, with an edger working the borders.
Vacuum, stain if you want color, then apply two to three coats of finish on the maker's clock: two to three hours between coats for a waterborne like Bona Traffic HD, six to 12 hours for oil-modified polyurethane.
A drum sander rents for $58 to $65 a day at the rental houses we checked, and a worked 500 square foot job prices out at $271.57 to $281.97 in rentals, abrasives, and finish. Three hazards come first, not last: oily rags that self-ignite, an average of 900 home fires a year per NFPA. Sanding dust, N95 respirator minimum per NIOSH. And possible lead paint in pre-1978 homes.
Read this before you rent anything
Most refinishing guides put safety in a box at the end. The record says it belongs first. This trade has killed people. And the three hazards below are documented by NFPA, NIOSH, and EPA, not by us. None of this section is ever folded away.
Fire: the rags, the vapors, and the pilot light
Oil-based stains and oil-modified polyurethanes release heat as they dry. A pile of used rags traps that heat until the rags ignite themselves. NFPA counts an average of 900 US home fires a year started by oily rags, inside a larger average of 1,700 fires from spontaneous combustion or chemical reaction. NFPA also notes this does not happen with water-based finishes. The disposal drill, from NFPA's oily rags tip sheet: never leave rags in a pile. Dry them outdoors, spread out or hung, weighted down, away from buildings. Then put the dried rags in a metal container with a tight cover, filled with water and detergent solution, kept cool and out of the sun. Ask your town about final disposal. Minwax's own polyurethane data sheet says the same in capital letters. And adds that between-coat sanding residue can also self-ignite and goes in the same sealed, water-filled metal can immediately.
Vapors are the second fire. In Massachusetts, three wood floor sanders died in two separate fires within 10 months (September 2004 to July 2005) when the flammable lacquer sealer they were using caught fire, per a state Fire Safety Alert. That sealer's flash point was 9 degrees F. The ignition sources were gas pilot lights, a stove in one fire and a water heater in the other. And in both fires the windows were closed. The alert's rules for anyone finishing a floor: use products with flash points above 100 degrees F indoors, extinguish every pilot light, turn off and unplug cycling appliances, do not flip light switches during the work. And keep windows open until the product is dry. Any fan used must be explosion proof and plugged in outside the work area.
Dust: measured far above the limits
A NIOSH field study of a hardwood floor refinishing company measured personal wood dust exposures from 2.9 mg/m3 during rough sanding up to 60 mg/m3 during final sanding and buffing. Every sanding, edging, and buffing task exceeded the NIOSH recommended exposure limit of 1 mg/m3, extrapolated to a full shift. For scale, OSHA's older legal limit is 15 mg/m3 total dust. NIOSH carries wood dust as a potential occupational carcinogen, and OSHA reports that dust from oak, mahogany, beech, walnut, birch, elm, and ash has been linked to nasal cancer in woodworkers. Oak is the most common US flooring wood. The NIOSH study's floor-specific recommendation: wear at least a NIOSH-approved half-mask N95 respirator for buffing, rough sanding, or final sanding. OSHA adds that accumulations of fine wood dust are themselves a fire and explosion hazard. That is one more reason to vacuum often.
Lead: the pre-1978 painted floor
The federal government banned residential lead-based paint in 1978. EPA's prevalence figures by home age: 87 percent of homes built before 1940 are likely to have lead-based paint, 69 percent for 1940 to 1959. And 24 percent for 1960 to 1977. About three-quarters of all pre-1978 US homes still contain some. A modern clear floor finish is not lead paint. The risk case is a floor, stair treads, or borders that were ever painted. EPA's rule is to assume lead is present in a pre-1978 home unless testing shows otherwise. Sanding lead paint with a drum sander is exactly the wrong move: under the EPA Renovation, Repair and Painting (RRP) rule, power sanding paint is a prohibited practice unless the machine has a shroud or containment system with a HEPA vacuum capturing dust at the point of generation.
Anyone paid to disturb paint in pre-1978 housing must be RRP certified. Homeowners working on their own home are generally exempt from the rule, but not from the lead. If a pre-1978 painted floor is your project, test first with an EPA-recognized kit or lab. And if it is lead, hire a certified firm. EPA's advice if sanding is unavoidable: wet the area first and sand the minimum area needed.
The process, start to finish
This is the same sequence a pro crew runs. And it is why the good ones move fast: Valenti Flooring, a refinishing contractor, reports sanding about 1,500 to 2,000 square feet in a day. Treat that as pro pacing, not a DIY promise.
- Prep the room. Empty it, pull staples and set proud nail heads, and seal doorways with plastic. Dustless crews do the same with barriers at the doorways, per Northwest Hardwood Flooring.
- Rough cut. Drum sander, 36 or 40 grit, to remove the old finish and level the floor, per U Rent It's drum sander guide. Sand with the grain, keep the machine moving whenever the drum touches wood.
- Edge. The drum cannot reach the last few inches at walls and closets. A 7 inch edger cuts that border at a grit matching the drum's.
- Climb the grits. 60, then 80, then 100, drum and edger both, each pass erasing the scratch of the pass before. Finish around 120 or higher. The full sequence logic is below and on the sanding page.
- Blend and clean. A buffer with a fine screen blends drum field and edger border into one scratch pattern, the same screening described on the screen and recoat page. Then vacuum the whole room, walls included.
- Water pop, if staining. Wet the bare wood so it takes stain evenly. Details below. Dry two to four hours, per City Floor Supply.
- Stain, if changing color. Stain adds one day to jobs under 800 square feet, two days at 800 to 1,500. And three days at 1,500 to 2,500, per Valenti. Colors live on the staining page.
- Finish coats, on the data sheet's clock. Only one coat of oil-based polyurethane can go down per day, while up to four waterborne coats can, per Valenti. The real dry, recoat, and cure numbers are in the finish table below.
Then the waiting. Valenti's guidance: furniture stays off a minimum of five days over oil-based polyurethane, a week ideal. And a minimum of three days over water-based, five ideal. The full day-by-day schedule has its own page.

The method stated in full: one rental day at Rental Stop, Dallas, drum sander $58.00 plus edger $34.50. Six Norton EZ-8 belts, two per grit across a 36, 60, 80 sequence, at $8.65 to $10.12 each, $51.90 to $60.72. One 50-pack of 36-grit edger discs at $21.95. And two gallons of DuraSeal oil-based polyurethane at $52.61 to $53.40, covering about 500 square feet per gallon per coat per DuraSeal's own page, $105.22 to $106.80. Total: $271.57 to $281.97. Quantities are our stated assumptions, not measurements. It excludes tax, deposits, applicators, stain, and a possible second rental day, since only one coat of oil-based polyurethane goes down per day, per Valenti Flooring. Real jobs often burn more than one belt per grit.

The sequence is also the wood budget. A full sand removes about 1/32 to 1/16 inch of wood, per Just Around the Corner Flooring, a St. Louis contractor, and Carpet Trends puts the typical figure at about 1/32 inch. A 3/4 inch solid floor holds roughly six to eight sandings over its whole life, per the same St. Louis source. Every pass at 36 grit that did not need to happen spends irreplaceable floor. Water popping, if you are staining
only when a stain is planned
Water popping means applying water to the freshly sanded bare floor before stain. Wood is hygroscopic, so the moisture opens the grain and stands the fibers up, giving the stain more surface to grab, per City Floor Supply, a trade supplier. The result is more even color and deeper penetration. That is why the trade does it on oak floors being stained, especially stained dark, per The Flooring Girl. The method, per City Floor Supply: pour a 2 inch line of water along the grain and spread it evenly with a T-bar, then let the floor dry two to four hours before staining. A 1:1 mix of water and denatured alcohol speeds the drying.
Two warnings, both from Wagner Meters. Uneven water coverage shows up later as blotchy stain, and the only remedy is re-sanding. And popped wood is soft, so nobody walks the floor in hard shoes between popping and staining. The step also often adds about a day to the project, per The Flooring Girl. If that risk-for-richness trade reads badly for a first-timer, that is the honest signal it is: staining is where DIY refinishing most often goes to a pro.

Ventilation during application is a manufacturer instruction, not a comfort choice: Minwax's TDS says to open windows and doors during application and drying. And EPA notes indoor VOC concentrations can run up to 10 times outdoor levels. Chemistry picks your lane too. Glitsa Gold Seal runs 670 to 695 g/L VOC, about 4.5 times Bona Traffic HD's 150 g/L. And its 90-day recoat lockout makes it professional territory. Rubio sits at 0 g/L. The two-part finishes need a hardener mixed in, and Bona Traffic HD's mixed pot life is four hours. So a slow first-timer is racing the bucket.
Sheen, acclimation, and tannin pull
the second-order details pros sweat
Sheen is measured in gloss units at a 60 degree angle, per Rubio Monocoat: matte is a maximum of 5 units, satin 20 to 35, semi-gloss 35 to 70 with most products at 45 to 60, gloss 70 to 85. And high gloss above 85, which is gym floor and bowling lane territory. Satin is currently the most popular residential sheen, per The Flooring Girl. And the trend runs toward lower gloss because it hides wear. Pick the sheen before buying, because it is baked into the can.
Environment matters more than DIYers expect. The NWFA recommends keeping the space at 60 to 80 degrees F and 30 to 50 percent relative humidity, per its magazine, Hardwood Floors. At 70 degrees and 40 percent humidity, wood settles near 7.7 percent moisture content. There is no fixed acclimation day count. The wood is ready when its moisture readings match the home's conditions.
Tannin pull is the water-based-finish surprise on white oak. Tannin in the wood is water soluble. And moisture from waterborne finishes can draw it to the surface, where it shows as orange, green, or brown staining, worse where iron from nails reacts with it, per a Basic Coatings technical bulletin. Prevention is thin coats of a water-based sealer. Small marks can be scraped and repaired. A whole-floor problem means re-sanding.
What the pros do differently
This is the honest part of the sales pitch. So we will name the actual skills instead of waving at experience.
- Drum control. A drum sander cuts whenever the drum touches wood, so any hesitation cuts a dip. And sanding is subtraction: the floor keeps every mistake until roughly 1/32 to 1/16 inch of wood comes off to erase it, per Just Around the Corner Flooring. That is one of a solid floor's roughly six to eight lifetime sandings spent on a lesson. Pros have already made that mistake on someone else's practice, which is how a crew sands 1,500 to 2,000 square feet a day, per Valenti Flooring.
- Edge blending. The edger spins a disc while the drum sands in a line, and the two leave different scratch patterns. Making the border invisible under stain is buffer work and judgment. Species raise the difficulty: pine sands as hard as oak because it is more fibrous and resilient, per Ben Osborne of How To Sand A Floor, despite being softer.
- Finish selection and application. The best-performing systems in the table above are contractor products: two-part finishes with hardeners, four-hour pot lives, and unforgiving recoat windows. Choosing the right chemistry for the wood, the stain. And the household, then laying it down at the right spread rate, is most of what that up-to-80-percent labor share buys.
- Dust containment. A rented sander has a dust bag. A dustless crew runs HEPA-filtered vacuums capturing 95 to 99 percent of dust at the sander, per Northwest Hardwood Flooring, some of it trailer-mounted 27 horsepower equipment with hoses reaching 300 feet, per A-MAX Hardwood Flooring's description of its own rig. Our recommendation, plainly: a first-timer with a flat floor and no stain plans can do this job with the orbital class and the safety section above, and should. Everyone else gets a better floor, and keeps more of the floor's sanding budget, by hiring the sanding and doing the prep and the patience themselves.
You may not need this
Before you rent a sander or request a quote, check the cheaper rungs. If your floor's wear is all in the finish, dull traffic paths and fine scratches with no bare or gray wood, a screen and recoat does the job at $1 to $2.50 per square foot for screening plus $1 to $2 for the new coat, per Fixr, in a day instead of most of a week. And it removes no wood at all. Done about every three years, per The Flooring Girl, that rhythm can postpone full sanding for a very long time. Below even that sits cleaning and polishing. A full refinish is the right call when damage lives in the wood itself. And the signs are cataloged at signs you need refinishing.

Rugs wait far longer because the finish under them is still curing: DuraSeal says 30 days before rugs on its oil-based polyurethane.
